Maximum loan-to-value for a first home: 80% for expatriates (70% above AED 5 million) and 85% for UAE nationals (75% above AED 5 million). Second homes and investment property: 60% for expatriates and 65% for nationals. Off-plan property: 50% for everyone. The maximum tenor is 25 years.
The total of all debt repayments may not exceed 50% of salary and regular income (debt burden ratio), and the loan cannot exceed 7 times annual income for expatriates or 8 times for nationals. Banks also stress-test the repayment at 2–4 percentage points above the current rate.
Registering a sale costs 4% of the price (Executive Council Resolution 30 of 2013). The resolution splits it equally between seller and buyer unless agreed otherwise, but in practice buyers usually pay the full 4%. Registering the mortgage costs 0.25% of the loan. Trustee office, title-deed and knowledge fees are fixed amounts that change — enter them under Other fees. Abu Dhabi and other emirates charge different fees.

What are DLD fees?
4% of the purchase price for the transfer plus 0.25% of the loan to register the mortgage, plus smaller fixed admin and trustee fees.
